Oberursel: benchmark. begins construction work on TOWNUS office complex

benchmark. REAL Estate GmbH (benchmark.) has begun construction work on its TOWNUS office complex in Oberursel, Hesse, thereby achieving another key milestone in the project’s implementation. Planned for completion in the second quarter of 2021, TOWNUS will be one of the most modern buildings in Oberursel with an above-ground gross floor area of more than 13,700 m². The Frankfurt-based project developer is investing approximately EUR 40 million here.
In addition to location factors, the building’s digital connectivity is especially important to benchmark. An optimal Internet connection and excellent mobile reception are also requirements for the intended platinum WiredScore certification. Already in the planning phase, the planned technology and existing infrastructure are being assessed by WiredScore in terms of their future viability. In addition to a high-performance Internet connection, a top WiredScore certification demands Internet and power connection redundancy in particular.
Götz U. Hufenbach, benchmark.’s managing partner, said: “Excellent connectivity has become a central decision-making criterion for many potential tenants. We take this into account in our planning, which enables us to offer a product that will satisfy all requirements of a state-of-the-art office location in the future.”
In addition to its excellent digital infrastructure, TOWNUS will also have the classic features of a contemporary office project: “High-quality office space in Frankfurt is becoming scarce, and the parking situation is also difficult. Oberursel can score points here as it is ideally located just a few kilometers from Frankfurt,” added Götz U. Hufenbach. The size of rental areas in TOWNUS can also be flexibly adjusted between 360 and the total rental area of around 13,000 m². Up to 30 rental units are possible. There are around 300 parking spaces for cars. The letting of the complex is now underway. benchmark. has selected Colliers International as its marketing partner for this project.
Oberursel borders directly on the financial metropolis Frankfurt/Main. TOWNUS is ideally connected to downtown Frankfurt and the highway network via Frankfurter Landstrasse. The Oberursel-Bommersheim subway station located right in front of the plot and the Oberursel-Stierstadt train stop, just a few minutes’ walk away, guarantee a fast connection to public transport and the greater Rhine-Main area.
