The Frankfurt property developer, benchmark. REAL Estate Development GmbH (benchmark.), has completed the base structural works for a Hyatt House in Eschborn. The long-stay hotel at Frankfurter Strasse 77 is scheduled to open in the fourth quarter of 2019. The operator of the Hyatt House will be the Berlin HR Group, a hotel operator with more than 30 houses across Germany.
The Hyatt House will fall into the mid-scale hotel segment, the equivalent of a three to four-star standard. In contrast to classical hotel models, it will be aimed primarily at guests who are planning a longer stay, typically of three days or more. A total of 190 rooms will be created over a floor area of just under 8,900 m². The long-stay philosophy is also reflected in the room features. Around two thirds of the rooms will be equipped with kitchenettes - compact but fully-functional kitchen units. The guests will also have access to an all-day "H-Market", offering a range of snacks and drinks, as well as a fitness studio to ensure a high quality of stay, even on longer visits. The offering is rounded off on the ground floor by a lounge area with reception and a café offering breakfast, drinks and snacks, as well as a spacious patio. In addition, there will be around 95 car parking spaces for guests.
The Hyatt House in Eschborn will be the second establishment in Germany; one other hotel has already commenced operations in Düsseldorf. Götz U. Hufenbach, managing partner of benchmark., explains the concept: "We see an increasing demand for accommodation options that cater for longer-term stays. Guests who are in town for several days, whether it's on business or a private trip, usually want a more spacious room and other added comforts. Among others, these would include the possibility of preparing their own food. It is precisely this customer group that the hotel aims to attract."
According to figures from the Office of Statistics for the state of Hesse, there were around 20,000 more overnight stays in Eschborn in 2018 than there were in 2016. For Götz U. Hufenbach, whose firm is investing considerably more than 20 million Euro at the location, there is therefore no doubt about the appeal of the hotel: "Eschborn is experiencing positive economic development and lies very close to the trade fair and finance districts in Frankfurt. A modern hotel that reflects the current spirit of our times, such as the Hyatt House, will benefit from this trend."
LIST Bau Rhein-Main is building the Hyatt House for benchmark. as the turn-key general contractor and has made visible progress in the construction works. The base structure of the long-stay hotel is already fully complete: "We are now working step-by-step through the interior areas from the bottom to the top. Work on the façades and roof areas will run parallel to this. The landscaping and paving works in the outdoor areas will also be getting under way in good time to ensure that future hotel guests feel welcome right from day one," explains Marco Schütz, managing director of LIST Bau Rhein-Main.
